Description/Notes: Maintain and facilitate schedule for construction projects. Provide quality assurance and
control costs during construction phases. Facilitate communication between district and
contractors/architects.

1. Administer general contractor and consultant contracts during the construction phase.
2. Coordinate construction work with all district departments to achieve on-time
opening with minimum inconvenience to the campus or facility.
3. Consult with city, county, state and federal officials to ensure conformity with codes,
ordinances, statutes, and test requirements regulating district projects.
4. Represent Waco ISD in dealings with architects, contractors and vendors and comply
with all professional conduct policies.
5. Conduct on-site observations of construction projects to confirm general conformance
with construction documents, program needs, ordinance requirements and document
specifications.
6. Report to Assistant Director of Construction as needed concerning design and
construction progress.
7. Review and maintain owners project schedules.
8. Review Contractors construction schedule for compliance with contract documents.
9. Secure and maintain all facility construction documents, warranties and as built plans.
10. Participate in design meetings and construction project meetings.
11. Coordinate completion of construction projects with all school district departments
that are involved.
12. Expedite resolution of questions and problems during design and construction.
13. Assist the district in analyzing proposed change proposals for construction projects.
14. Confirm that all district closeout processes and procedures are fulfilled on assigned
projects.
15. Contribute to periodic reports of construction progress and be available for school
board presentations.
16. Conduct 11-month inspection of all new facilities.
17. Compile necessary reports, maintain and file all construction documents.
18. Support use of Project Management Information System as selected by the District.
19. Assist district in maintaining safety standards in conformance with federal, state and
insurance regulations.
20. Advise the Assist Director of Construction of unaddressed, potential safety hazards at
each construction project site.
21. Assist in estimation of costs for construction projects and develop scope of work.
22. Review requests for payments from contractors for approval by Assistant Director of
Construction and Chief Officer of Facilities & Operations.
23. Coordinate construction projects for efficient and effective use of district funds.
24. Assist the district in the development of proposal documents.
25. Assist the district in evaluation of proposals and the capabilities of the proposers.
26. Participate and assist the district in the design phase of new projects.
27. Recommend alternate details or materials as appropriate to make the jobs more cost
effective or to improve quality.
28. Identify and plan for critical long lead items that may interfere with the construction
schedule.
29. Assist in the planning and scheduling of furniture delivery.
30. Assist in the budgeting, planning, preparation and administration of capital project
funds.
31. Perform all other duties as assigned.
Qualifications: Bachelor's Degree in construction, science, engineering, architecture or related field. Two
years of relevant experience in construction, engineering or architectural related field may
be substituted for each year of required education.

Certified Construction Manager (preferred)

Knowledge of construction project management processes and construction principles
General knowledge of mechanical and electrical systems
Health and safety regulations
Experience with building codes, zoning ordinances, and the inspection certification process
Knowledge of Texas statutes relating to school construction
Ability to read plans
Ability to conduct on-site inspections of all district facilities
Strong organizational, communication, management and interpersonal skills
Ability to communicate effectively (verbal and written)
OSHA 10 hour Certification (minimum)

Ten years of construction management required
Salary Range: $71,048 to $99,537 depending on experience
226-work day calendar
