Qualifications: Primary Purpose:
To provide leadership, vision, and strategic direction for the maintenance of all district facilities. Maintain physical school plant in a condition of operating excellence so that full educational use may be made at all times. This position provides and ensures that the physical environment of the school district is safe, secure, efficient, and conducive to teaching and learning. This position manages long-term facility planning that aligns resources with district goals and regulatory requirements.

Qualifications:

Bachelor’s Degree (Or the equivalent experience acceptable to NISD Administration)

Knowledge of basic principles of Facilities, construction, and school plant maintenance,

Knowledge of grounds maintenance, athletic facility maintenance (artificial turf, baseball, softball, basketball, volleyball, football, soccer & track facilities)

Knowledge of EPA environmental safety standards for schools, Indoor Air Quality, Moisture Intrusion & Microbial Growth, and Integrated Pest Management.

Ability to manage budget and personnel

Ability to coordinate district function

Ability to implement policy and procedures

Ability to interpret data

Ability to read blueprints and schematics

Ability to apply for Building Permits in all required municipalities.

Strong organizational, communication, and interpersonal skills

Seven years minimum in school maintenance in Carpentry, Electrical, HVAC, or Plumbing trades.

Five years of supervisory experience in maintenance operations

Five years of experience in maintaining a large plant or building of at least 500,000 square feet.

Driving record that meets the requirements of the district’s insurance carrier



Major Responsibilities and Duties:
Direct and manage maintenance of all buildings and grounds, repairs, building systems, energy management, preventative maintenance and central warehouse operations of the district.
Receive and process work orders for repair and maintenance of buildings and grounds.
Develop and maintain written departmental procedures for maintenance, repair, operations, and
security of all district buildings and equipment.

Prepare plans and specifications for contracted repair work and site improvements for submission
to the purchasing department for bids.
Implement federal and state law, State Board of Education rule, and local board policy in maintenance area.
Compile, maintain, and file all physical and computerized reports, records, and other documents
required in maintenance area.

Prepare data necessary to process maintenance payroll.
Administer maintenance budget and ensure that programs are cost-effective and funds are managed prudently.
Compile budgets and cost estimates based on documented program needs.
Plan and direct inventory and stock control program for equipment and supplies.
Direct the maintenance, repair, and improvement of all district buildings, grounds, and equipment.
Develop preventive maintenance programs to extend the life of facilities and equipment.
Initiate purchase orders and bids in accordance with budgetary limitations and district policies.
Replace and maintain a current inventory of supplies and parts to avoid delays when reordering.
Approve and forward invoices and purchase orders for the maintenance department to accounting department.
Recommend disposal of obsolete equipment and purchase replacement equipment when

Assign work to maintenance personnel and oversee completion.
Evaluate job performance of employees to ensure effectiveness.
Recruit, train, and supervise maintenance personnel and make sound recommendations about
personnel placement, transfer, retention, and dismissal.
Maintain safety standards in conformance with federal, state, and insurance regulations and
develop a program of preventive safety.
Ensure that the equipment is maintained in operating and optimum condition.
Perform disaster duty when needed.
Attend professional growth activities to keep abreast of innovative techniques in maintenance operations.


Supervisory Responsibilities:

Supervise and evaluate the performance of facilities’ department office staff, skilled craftsmen, maintenance department supervisors, warehouse supervisors, and support staff assigned to maintenance department.



Equipment Used:

Personal computer, printer, copier, scanner, and various maintenance equipment.

Occasional heavy equipment operation

Working Conditions:
Maintain emotional control under stress. Frequent district wide travel. Occasionally prolonged and irregular hours; work indoors and outdoors to conduct on-site inspections of all maintenance facilities and construction projects. Position requires frequent bending, stooping, twisting, pulling, overhead reaching, climbing, sitting, and keyboarding. Position requires the ability to lift 25 pounds to waist high. Frequent district wide and occasional statewide travel. Occasional evening and weekend work to meet district’s needs. Work involves both office and field environment, including exposure to maintenance site visits. Exposure to extreme temperatures.

Salary Range: 127,261.43 to 166,104.99
